The one number to understand before you bid

A 3% buyer premium is added on top of the winning bid, and the two together become the contract price. Bid $200,000 and the contract is written at $206,000. Of that premium, up to 2.5% goes toward buyer costs including your own agent's compensation, and 0.5% is the platform fee. Bid the number you want to pay, less the premium.

What happens if you win

It becomes a normal sale. Standard Florida contracts and forms, escrow, and your usual inspection period and contingencies. Winning the bid does not mean giving up your inspection. The winning bidder and the runner-up each submit a purchase contract within 24 hours of the seller accepting.

This is not a cash-only auction. Cash, conventional, and other approved loan programs all work. The seller pays for title. A cash buyer on a house with no HOA, which is what this is, can close in as little as ten days. Financed purchases usually run thirty days or more.

No sniping at the end

If a bid lands within five minutes of the close, the clock automatically extends by ten minutes so everyone else gets a chance to answer it. Nobody wins this by refreshing the page at 2:59.

The Home

Remodeled inside, and the yard came with the deal.

Large tile runs through the whole house. No carpet anywhere, which in Florida is the right answer.

The kitchen was redone with an island and open shelving, so the everyday things stay within reach and the pretty things stay on display. Fresh paint, custom built-in shelving, and a bright great-room layout give the front of the house an easy, open feel. The bedrooms are generous for a home of this era, and the primary bath carries dual sinks and a walk-in shower.

Systems have been handled. The air conditioner went in around 2019, the water heater in 2023, and the pool pump in 2024. The refrigerator and microwave are 2025. The sellers are including an American Home Shield warranty with the purchase, so the first year is covered while you settle in.

Out back is the part people remember. A little under a quarter acre, fully fenced with six-foot chain link, an above-ground pool with the equipment staying, a metal shed for the mower and the tools, and enough open grass for a dog, a swing set, or a garden. The lot runs 76 feet across and 132 feet deep.

There is no homeowners association here, which means no dues, no approval process, no rental restriction, and no letter about your fence. The house sits in Flood Zone X, outside the flood hazard area, so a lender will not require flood insurance. Downtown Fort Myers is about four miles away, with I-75 and the airport a short drive beyond it.

  • County-maintained paved road. Central water and sewer, assessments paid.
What the pre-listing inspection found

The sellers paid for a full inspection before listing, then went and fixed things. The report posted below is the marked-up copy showing what was corrected. Nothing in it is structural.

Repaired since the inspection, and noted in the report:

  • The roof. The seller had the flagged items addressed, and the roofing company put in writing that the creased tab is not a leak hazard.
  • The exposed wiring in the laundry area and at the rear of the house.
  • The open ground at the bathroom receptacle and the missing cover plate in the kitchen.
  • The working clearance in front of the electrical service panel.

Still open, and worth your own look:

  • Evidence of termite frass and rodent droppings in the attic, with further evaluation by a pest contractor recommended.
  • Soft deck planks on the left side and decayed door trim at the rear porch.
  • Vertical stucco cracking where the addition meets the original block.
  • An inoperable exhaust fan in one bathroom, and deterioration at the irrigation well pump gauge.

Alabama Grove Terrace

An old East Fort Myers neighborhood with nobody in charge of it.

Alabama Grove Terrace was platted long before gated communities existed here. The streets are county maintained and paved, the lots are quarter-acre and rectangular, and the houses are mostly single-story block from the fifties and sixties. What it does not have is an association, a gate, a guard, an amenity center, or a quarterly bill.

That cuts both ways and you should know it going in. Nobody enforces a paint color, and nobody mows a common area either. If you want a boat in the driveway, a workshop in the shed, or a tenant in the house, this is the kind of street where you can do it. Zoning here is RS-1.

Tice Elementary is the zoned elementary school. Middle and high school assignments run through Lee County's school choice program, so families pick from the zone's options rather than being assigned one address by address.

One thing to check for yourself

The MLS shows 1,389 square feet and two full baths, measured by a third-party floor plan service. The Lee County Property Appraiser shows 1,089 square feet under air and one bathroom. The difference in square footage is the enclosed porch and the utility room, which the floor plan service measured and the county does not count as living area. The second bathroom sits in an addition. Our own market analysis flagged it as non-conforming and unpermitted, and we have not seen a permit for it in the county record.

Neither record is wrong. They measure different things, and we would rather hand you both than let you find one of them after you are under contract.
